Expert Guide to Spring Plumbing Maintenance

While you should always call for plumbing problems and plan your plumbing maintenance yearly, here are a few ways to get your home in great plumbing shape for spring. 

  • Verify any plumbing leaks 

Look at all your faucets and toilets for any leaks. Confirm there is no water dripping out of or around the connections when you shut off your faucets. If there is, swapping out the fixtures or repairing the leak could help enhance the faucet’s operation and may even lower your water bill. 

After the faucets, check all accessible pipes for evidence of leaks. You can often see visible pipes in basements and below sinks. Extreme weather can cause pipes to freeze and sometimes crack so spring is the ideal time to make sure the winter weather didn’t cause any damage that would result in plumbing problems. 

  •       Give your drains some long overdue TLC 

Examine your toilet for any fractures or leaks in both the tank and the bowl. If everything appears to be in good working order, go ahead and put about six drops of food color into the tank water. Wait half an hour and then check the bowl. If the bowl water is not colored with the dye, you’re fine. If the dye appears in the bowl, you might have a leak and should call a plumbing expert. 

  •       Don’t forget your water heater maintenance 

If an unpleasant odor seems to be drifting up through any of the drains in your home, it could be an indication that plumbing maintenance is needed. A properly functioning drain shouldn’t release a stench into the air. Confirm there are strains inserted in all your drains to avoid hair and other remains from spoiling in the pipes and resulting in a clog. After you’ve treated with a common drain cleaner, pour four quarts of water down drains that are not used often. This will fill the trap and help to avoid odors from sneaking in and filling up your home. 

Your water heater takes good care of you so be sure you’re returning the favor. Keep in mind that newer water heaters are going to be more energy efficient, so if yours is older than 15 years, it is probably about time to purchase a new one to help make sure you don’t have that unpredicted burst of cold water for multiple days. Despite whether or not you plan on replacing your water heater, there are a couple things you can do to help keep it operating properly. 

Check the temperature setting on the water heater and make sure it’s not higher than 120°F. This will help decrease your energy use (and help reduce your bills) while also evading scalding. As a safety precaution, you will want to move away anything from around the water heater.
